Brickplot Editorial Assessment

Lodha Group (Macrotech Developers) operates at scale in Mumbai, Thane, and Pune. Township projects like Palava deliver outstanding amenity density. Delivery track record is mixed — apartment towers strong, township phasing has seen delays. RERA escrow compliance in Maharashtra is consistently reported.

Public records on file

How much of the primary record Brickplot holds across the 49 Lodha projects we have reviewed. These are counts of our own coverage, not of Lodha’s portfolio. A document we do not hold is a gap in our research — it does not mean the document does not exist.

A document counts only when it carries provenance — a date, a registration number, a named bank, a resolvable deed reference. The same test the Buy gate uses.

Frequently Asked Questions

Is Lodha reliable for delivery?

We don’t answer that at the builder level, because a flat in India is not sold to you by a brand — it is sold by the company named on the agreement, and large developers register projects to separate entities. A parent’s record does not automatically stand behind a project registered to a different company. What we can show you is the record for the specific project: its RERA registration and filed completion date, whether an occupancy certificate has been issued, and any RERA or court filings against it. Those are on the 49 project pages listed above.

What score does Brickplot give Lodha?

None. Brickplot scores projects, across 11 axes, and does not publish a score for a builder. We used to average our project scores into a builder figure and stopped: that number moved whenever we reviewed another project, it described our own coverage rather than the company, and it merged projects registered to different legal entities under one brand name. What this page publishes instead is the 71 primary documents we hold across 49 reviewed projects, and the per-project scores are on the project pages where the evidence sits.

Which Lodha projects does Brickplot recommend?

Of the 49 Lodha projects reviewed on Brickplot, 0 carry a Buy verdict. The remaining 49 projects are in independent verification. That is not a negative finding — a Buy requires at least five provenanced primary documents on file, so a project stays in verification while we are still short of the record, however good it may turn out to be. Each project page shows the full 11-axis scorecard.
