Projects scoring below 5.5, or where a hard-cap tripwire has fired: RERA non-compliance, NCLT insolvency proceedings, or confirmed construction stoppage. These carry material risk that cannot be offset by other factors.
Avoid verdicts are earned, not assigned
A project earns an Avoid verdict when it fails two or more hard caps in our 11-axis formula — things like a builder with active RERA violations, possession delayed more than 36 months, or a location with zero civic infrastructure. Our scoring team is working through the backlog. New verdicts drop every Monday.
Hard-cap criteria that trigger Avoid:
- Active RERA show-cause notice or conviction on the builder
- Project possession delayed >36 months from RERA date
- Builder has >3 litigations open in consumer courts
- No OC / CC received within 24 months of stated completion
- Locality flood-zone overlap without mitigation disclosure

- No valid RERA registration — score automatically capped at 4.9
- Active NCLT insolvency proceedings — score automatically capped at 3.9
- Confirmed construction stoppage ≥ 6 months — score automatically capped at 4.4
- ED/SFIO enforcement action against the builder — score automatically capped at 3.9
Hard caps cannot be offset by strong scores on other axes. This is intentional — legal and regulatory violations are non-negotiable risks for homebuyers.
