Projects scored 5.0 – 6.4. These have fixable issues. If the builder delivers, we upgrade the score.
Why We Keep This List Separate
The Wait List is for projects that are not bad — but are not yet a Buy. Something specific is off: a pending RERA filing, a delayed OC, a fair-price overshoot, a partial amenity delivery. Unlike the Avoid List, these are fixable conditions. We recheck every project on this list every 90 days.
If you are actively considering one of these, our advice is almost always the same: wait for the specific trigger to clear, then revisit. A Wait verdict is a reason to slow down, not to walk away.

Our 90-Day Cadence
Brickplot analysts revisit every Wait List project quarterly. If a trigger condition clears — OC issued, RERA current, construction back on schedule, fair-price corrected — the project moves to Buy (if the score crosses 7.0) or off the Wait List entirely. If conditions worsen, the project drops to the Avoid List.
We publish the refresh date at the top of every review. Stale scores are our editorial failure, not yours.
