Brickplot Editorial Assessment

Godrej Properties operates primarily through Joint Development Agreements (JDA), giving them access to premium land parcels without balance sheet strain. JDA model creates slightly higher land-title verification requirements — Brickplot always checks JDA terms during legal axis scoring. RERA filings are among the most transparent of any listed developer.

Public records on file

How much of the primary record Brickplot holds across the 117 Godrej projects we have reviewed. These are counts of our own coverage, not of Godrej’s portfolio. A document we do not hold is a gap in our research — it does not mean the document does not exist.

A document counts only when it carries provenance — a date, a registration number, a named bank, a resolvable deed reference. The same test the Buy gate uses.

15 of 117 projects have a RERA quarterly progress report on file, reporting construction between 0% and 99% complete. Filing dates differ by project, so these figures are not a like-for-like comparison and are not averaged.

5 further pages carry the Godrej name in our data but are not a project review — index and guide pages. They are excluded from every count above.

Frequently Asked Questions

Is Godrej reliable for delivery?

We don’t answer that at the builder level, because a flat in India is not sold to you by a brand — it is sold by the company named on the agreement, and large developers register projects to separate entities. A parent’s record does not automatically stand behind a project registered to a different company. What we can show you is the record for the specific project: its RERA registration and filed completion date, whether an occupancy certificate has been issued, and any RERA or court filings against it. Those are on the 117 project pages listed above.

What score does Brickplot give Godrej?

None. Brickplot scores projects, across 11 axes, and does not publish a score for a builder. We used to average our project scores into a builder figure and stopped: that number moved whenever we reviewed another project, it described our own coverage rather than the company, and it merged projects registered to different legal entities under one brand name. What this page publishes instead is the 255 primary documents we hold across 117 reviewed projects, and the per-project scores are on the project pages where the evidence sits.

Which Godrej projects does Brickplot recommend?

Of the 117 Godrej projects reviewed on Brickplot, 17 carry a Buy verdict — see the project list above to find them. The remaining 100 projects are in independent verification. That is not a negative finding — a Buy requires at least five provenanced primary documents on file, so a project stays in verification while we are still short of the record, however good it may turn out to be. Each project page shows the full 11-axis scorecard.
