Based on Brickplot's weekly eCourts scraper, Hyderabad builders with confirmed NCLT proceedings receive a hard score cap of ≤3.9 on the Brickplot 10-point scale. Projects with partial or preliminary proceedings are capped at the builder financial health axis level. Always verify current NCLT status directly at nclt.gov.in using the builder's company name before any purchase decision. The table on this page reflects findings at the time of our last weekly scan.

TSRERA (Telangana State Real Estate Regulatory Authority) portal is currently inaccessible for automated data retrieval. The portal employs anti-bot navigation links and all API endpoints return 404 for external requests. Brickplot's automated scraper cannot retrieve QPR completion percentages or project-level RERA data from TSRERA at this time. We rely on builder-level NCLT data from eCourts, satellite-verified construction progress, AQI verification, and project-level artefacts for scoring. TSRERA QPR data will be added to this page when portal access is restored. This is a known limitation — see our methodology page for full disclosure.

Builders with the highest concentration of Brickplot Buy Now (score ≥8.0) ratings in Hyderabad tend to be those with strong RERA artefact quality, clean EC chains, and no NCLT proceedings. A Buy Now rating requires score ≥8.0 across all 11 axes with no active hard caps from NCLT, flood zone, or OC non-receipt triggers. The Hyderabad market has a significant presence from Prestige, Aparna Constructions, My Home Group, Lodha, Godrej Properties, and Mahindra Lifespaces — all of which have multiple scored projects on Brickplot.

In the absence of TSRERA QPR completion data, Brickplot scores Hyderabad builder reliability through three primary signals: (1) NCLT / IBC proceedings detected via eCourts weekly scan — any active proceedings trigger a hard cap of ≤3.9 on axis 3 (Builder Financial Health, weight 12%); (2) Satellite-verified construction progress via Sentinel-2 imagery — cross-referenced against builder-declared timelines; (3) Project-level artefact quality — RERA registration, OC status, EC chain, escrow account, and soil report availability. We do not estimate or impute TSRERA completion percentages.

The Hyderabad Metropolitan Region (HMR) for Brickplot's coverage includes all residential projects within the HMDA (Hyderabad Metropolitan Development Authority) jurisdiction — covering key micromarkets: Gachibowli, HiTech City, Kokapet, Narsingi, Kondapur, Madhapur, Manikonda, Tellapur, Kompally, Nizampet, Kukatpally, Miyapur, Bachupally, Shamshabad, Tukkuguda, Shankarpally, and Yadagirigutta corridor. Projects registered with TSRERA with addresses in Telangana are included. Projects on the AP side of the bifurcation boundary fall under AP RERA, not TSRERA.

On Brickplot's Construction & Delivery Risk axis (axis 8, weight 9%), both Prestige and My Home Group have performed reasonably in Hyderabad. My Home Group (My Home Constructions) is a Hyderabad-domiciled builder with in-house construction capabilities, which typically reduces delivery risk. Prestige is a Bangalore-headquartered developer expanding into Hyderabad, where its projects tend to be JDA-model developments. Without TSRERA QPR data we cannot provide the same level of quantitative comparison available for Karnataka RERA builders. Both are currently clean of NCLT proceedings as of 2026.
