RERA Quarterly Update (QPR)
Mandatory quarterly progress report filed by builders on the RERA portal, covering construction progress, units sold, escrow balance, and any delays.
What is a RERA Quarterly Update?
The RERA Quarterly Progress Report (QPR) is a mandatory disclosure that every registered developer must file with the state RERA authority every three months. It covers the current state of the project across financial, construction, and sales dimensions. QPRs are publicly accessible on state RERA portals — anyone can view the history of a project progress without logging in.
What a QPR Must Disclose
- Construction progress: Percentage completion of each building/tower/phase, with photographs
- Units sold and booked: Number of units sold, price range achieved, total consideration collected
- Escrow account balance: Opening balance, deposits during the quarter, withdrawals with certification, closing balance
- Approvals status: Any new approvals obtained or pending
- Litigation disclosures: Any court orders, RERA complaints received, consumer forum cases
- Revised completion timeline: If completion date has changed, the reason and new date
Why QPRs Matter for Buyers
QPRs are the most reliable independent data source for assessing whether a builder is on track. A project that consistently files QPRs showing construction progress matching milestones and escrow compliance is demonstrably better managed than one that files intermittently.
Red flags to look for in QPRs:
- Flat construction percentage across multiple quarters — no real progress
- Escrow balance growing slowly relative to collections — diversion signal
- Increasing number of RERA complaints disclosed each quarter
- Completion date quietly pushed back without formal extension application
- QPR filings missing entirely for one or more quarters
How to Access QPRs
Search the project on the relevant state RERA portal, navigate to the project detail page, and look for "Quarterly Reports" or "Progress Reports" in the project disclosure section. Karnataka and Maharashtra portals have the most complete QPR archives.
How Brickplot Uses QPRs
Brickplot ingests quarterly progress data from all major state RERA portals. We track construction velocity, escrow compliance trend, complaint trajectory, and QPR filing regularity. These feed into the Construction Progress and Builder Financial Health axes of the Brickplot Score. Projects with three or more consecutive missed QPR filings receive an automatic flag on the platform.
