What is a RERA Number?

A RERA number is the unique identifier assigned to a real estate project upon successful registration with the state Real Estate Regulatory Authority. Every advertisement, brochure, website listing, and sale agreement must prominently display this number. It is the primary key for all public disclosures on the RERA portal.

Why It Matters for Buyers

The RERA number is your gateway to all statutory disclosures about a project. With just this number you can verify on the state portal: builder identity and track record, exact carpet area of each unit type, approved building plans, list of approvals obtained, escrow account details, quarterly progress reports, and any consumer complaints filed.

Any builder who refuses to share the RERA number or whose quoted number does not appear on the state portal is a serious red flag. Never book a unit without verifying the RERA number independently.

How to Verify

  1. Obtain the RERA number from the builder brochure or sales team
  2. Visit the relevant state RERA portal
  3. Search by project name or registration number
  4. Confirm the developer name matches what the sales team stated
  5. Check registration status: Active, Lapsed, Extended, or Revoked
  6. Note the declared completion date — if it has passed, check if extension was granted
