Brickplot Editorial Assessment

Tata Housing (Tata Realty and Infrastructure) has the strongest governance profile in the sector — Tata Group ownership essentially eliminates financial health risk. Pune and Mumbai focus. Premium and affordable segments both covered. RERA filings are model-quality.

Public records on file

How much of the primary record Brickplot holds across the 17 Tata Housing projects we have reviewed. These are counts of our own coverage, not of Tata Housing’s portfolio. A document we do not hold is a gap in our research — it does not mean the document does not exist.

A document counts only when it carries provenance — a date, a registration number, a named bank, a resolvable deed reference. The same test the Buy gate uses.

2 of 17 projects have a RERA quarterly progress report on file, reporting construction between 61% and 75% complete. Filing dates differ by project, so these figures are not a like-for-like comparison and are not averaged.

Frequently Asked Questions

Is Tata Housing reliable for delivery?

We don’t answer that at the builder level, because a flat in India is not sold to you by a brand — it is sold by the company named on the agreement, and large developers register projects to separate entities. A parent’s record does not automatically stand behind a project registered to a different company. What we can show you is the record for the specific project: its RERA registration and filed completion date, whether an occupancy certificate has been issued, and any RERA or court filings against it. Those are on the 17 project pages listed above.

What score does Brickplot give Tata Housing?

None. Brickplot scores projects, across 11 axes, and does not publish a score for a builder. We used to average our project scores into a builder figure and stopped: that number moved whenever we reviewed another project, it described our own coverage rather than the company, and it merged projects registered to different legal entities under one brand name. What this page publishes instead is the 27 primary documents we hold across 17 reviewed projects, and the per-project scores are on the project pages where the evidence sits.

Which Tata Housing projects does Brickplot recommend?

Of the 17 Tata Housing projects reviewed on Brickplot, 1 carries a Buy verdict — see the project list above to find them. The remaining 16 projects are in independent verification. That is not a negative finding — a Buy requires at least five provenanced primary documents on file, so a project stays in verification while we are still short of the record, however good it may turn out to be. Each project page shows the full 11-axis scorecard.
