1. Visit the portal and click "Registered Projects".
2. Search by project name (partial match works) or paste the full registration number.
3. Verify registration date, validity (proposed completion), promoter PAN, sanctioned plan PDF, Form-3 CA certificate.
4. Click "Quarterly Updates" — confirm the most recent QPR is within the last 90 days. Older = red flag.
5. Check "Complaints" tab for any pending or disposed complaints against the project.
6. Cross-verify the promoter on the relevant sub-registrar portal for title-deed chain.

Always verify on the official .gov.in domain — never trust a builder microsite, broker WhatsApp forward, or any third-party "RERA-approved" claim.

How to file a RERA complaint in Delhi

Filing fee: ₹1,000 per complaint.

1. Register on the Delhi RERA portal as a complainant. KYC with Aadhaar + PAN.
2. Pay the filing fee through the portal payment gateway.
3. Upload the complaint with allotment letter, sale agreement, all payment receipts, and the builder's possession commitment letter.
4. The Authority issues notice to the promoter — typically within 30–60 days.
5. Hearings scheduled at the Delhi RERA office or via video conference.
6. Order issued — statutory target 60 days, in practice longer.

Notable Delhi RERA cases & enforcement

• Delhi RERA has issued Section-18 refund orders on a number of small Dwarka and Rohini private builder projects (2020–2024).
• CGHS-related complaints (cooperative group housing societies) form a significant portion of Delhi RERA's caseload — these are unique to Delhi.

Always paste the FULL alphanumeric string into the portal search box — partial matches frequently fail. Treat any project listed only with a "RERA approved" tag and no actual number as unregistered until proven otherwise.

Delhi-specific quirks every buyer must know

• Delhi RERA covers ONLY projects within NCT of Delhi. Most NCR project activity is in Haryana (Gurugram) or UP (Noida), under their respective RERAs.
• CGHS (cooperative group housing society) projects form a significant share of Delhi RERA's caseload — unique among state RERAs.
