Find the correct state RERA portal

Search by project name or registration number
Enter the project name exactly as shown in the builder's brochure, or paste the RERA registration number if you have it. Karnataka RERA numbers follow the format PRM/KA/RERA/XXXX/XXX/PR/DDMMYY/XXXXXX. Maharashtra numbers follow P/MAHA/XXXXX. If the search returns no results, try abbreviating or removing special characters from the project name.
Verify registration status and expiry date
A valid registration shows status "Registered" with a current expiry date. Check: (a) Registration is not "Lapsed" or "Expired". (b) The promoter name matches who is selling to you. (c) The project address matches the physical location. A lapsed RERA means the builder failed to renew — this is a serious red flag.
Check Form A and Form B declarations
Download Form A (project declaration) and Form B (promoter undertaking) from the portal. Form A lists: total land area, number of apartments, approved carpet area per unit type, promised amenities, and completion date. Verify that the brochure specifications match Form A — any discrepancy is a misrepresentation under RERA.
Review the escrow account status
Check if the RERA escrow account details are filed. Under RERA Section 4(2)(l), builders must maintain a dedicated project escrow account with 70% of buyer funds. If escrow details are missing from the portal, ask the builder directly — failure to maintain escrow is a RERA violation you can complain about.
Download and review the latest QPR
Quarterly Progress Reports (QPRs) must be uploaded every 3 months. Download the latest 2-3 QPRs and compare the claimed construction completion percentages. A project claiming 60% completion but showing no architectural drawings or photos is suspicious. Cross-reference QPR completion claims with satellite imagery if available via Brickplot.

What if a project is not found on the RERA portal?
If a project is not found, it may be: (a) exempt from RERA (plot area < 500 sq.m. or < 8 units), (b) in a state without a functioning portal yet, (c) unregistered in violation of RERA. Ask the builder for the RERA registration certificate directly. If they claim exemption, verify the project size against the RERA threshold. Never buy from an unregistered builder who is legally required to register.
What does "Under Review" RERA status mean?
"Under Review" typically means the registration application has been submitted but the RERA authority has not yet issued a formal registration number. Builders legally cannot collect more than 10% of the apartment cost as advance booking before RERA registration. If you've been asked to pay more than 10% on a "under review" project, ask for the registration number before payment.
Can a RERA-registered project still be risky?
Yes. RERA registration only confirms the project filed the required documents — it does not certify the quality of the project or the financial health of the builder.
