Frequently Asked Questions

What does "overdue" mean in RERA QPR data?

In Karnataka RERA, "overdue" means the project has passed its originally registered proposed possession date without receiving Occupancy Certificate (OC). This does not automatically mean the project is abandoned — builders routinely apply for timeline extensions (valid under RERA Section 6). However, a high overdue count indicates a pattern of unrealistic initial timelines, poor planning, or genuine construction delays.

Why is the overdue % so high across all builders?

Across India, RERA data shows most under-construction projects run 1–3 years behind their original RERA-registered date. This is because builders often register optimistic possession dates to attract buyers, then apply for extensions. Our data reflects this industry-wide pattern, not individual builder malfeasance. The relative comparison between builders is more meaningful than the absolute numbers.

How is this data collected?

Brickplot scrapes Quarterly Progress Reports (QPR) from the Karnataka RERA portal weekly. For each project, we extract the latest QPR phase which includes the proposed completion date. If today's date is past the proposed date, the project is marked as "Past proposed date" in our system. Data coverage is currently 146 of 732 Karnataka projects tracked.

Which builders have the best track record?

Based on available RERA QPR data, Sobha Limited and Sattva Group show relatively better on-time rates among large Bangalore builders, though our sample sizes are still limited. NVT (now Mahindra Lifespace) shows the best profile in our data. Note: builders with fewer tracked projects may simply have fewer projects for which we have QPR data — a smaller sample can look better or worse than reality.
