Karnataka stamp duty — what makes this state different
Karnataka follows a three-tier slab: 2% up to ₹21 lakh, 3% between ₹21–35 lakh, and 5% above ₹35 lakh. Unlike most northern states, Karnataka does NOT offer a separate women-buyer rebate.
The current slab structure has been in force since 2019 budget, reconfirmed in 2024. Most Bangalore Urban registrations cross ₹35L so the 5% rate applies to Whitefield, HSR, Sarjapur, Hebbal, Yelahanka transactions.

How the slab is applied
The slab applies to entire consideration as a step. A flat at ₹40L attracts 5% on full ₹40L (₹2L duty), not just on the ₹5L above ₹35L.

Common mistakes that void the registration
- Under-declaring consideration below circle rate — sub-registrar levies on circle rate; gap becomes taxable under section 56(2)(x).
- Wrong stamp paper denomination — using ₹500 stamp for ₹1Cr deed will be rejected; e-Stamp avoids this.
- Missing two witnesses — Section 32 of Registration Act requires two witnesses physically present with PAN/Aadhaar.
- Stale encumbrance certificate — most sub-registrars require EC dated within 30 days.
- Power of Attorney not stamped separately — PoA itself attracts duty in Karnataka and must be registered before executing the sale deed.
