Chennai's plotted market is ruled by two realities: the CMDA vs DTCP TN split, and the patta-chitta verification step that catches 30% of the layouts we audit. ECR and OMR beyond CMDA are the highest-churn belts — and the highest-risk.

Which approval body for your Chennai plot

  • CMDA — Chennai Metropolitan Development Authority, 1,189 sq km. The cleanest title bucket.
  • DTCP Tamil Nadu — outside CMDA. Valid and common for OMR beyond Kelambakkam, ECR beyond Muttukadu, Sriperumbudur belt.
  • Unapproved / gift-deed layouts — common on OMR / GST Road outer. Regularisation schemes exist but should not be relied on.

Patta + chitta. Every plot must show a patta in the seller's name and a chitta confirming the land classification (nanjai / punjai / natham). Natham is residential. Nanjai/punjai are wet/dry agricultural and need conversion before sale as residential.

Red flags on Chennai plots

  • Chitta still showing nanjai / punjai while the brochure says "ready to build"
  • CMDA layouts sold on OMR south of Kelambakkam — jurisdiction check fails, it's DTCP country
  • ECR past Mahabalipuram — CRZ overlay on beach-side plots often ignored
  • GST Road belt — NH widening acquisition ribbon crosses multiple layouts; check FMB sketch
  • Unapproved layouts pitched as "regularisation pending" — regularisation is not guaranteed
