1. Overview

Under §11 of the Real Estate (Regulation and Development) Act, 2016 (RERA), promoters must register projects with the state authority before marketing or selling units. Brickplot aims to review only registered projects, and to disclose registration numbers openly so buyers can independently verify.

Brickplot is not a promoter, agent, or marketer of any project listed here. We publish these disclosures as a public-interest reference; always verify current status on the official state portal before any transaction.

2. How to Verify a Project on RERA

Copy the RERA registration number from the table below.
Open the relevant state portal (linked in the table).
Navigate to “Registered Projects” or the equivalent search page.
Paste the registration number and confirm: project name, promoter name, approved plans, quarterly progress reports, escrow compliance, and complaint history.
Cross-check against the builder’s own marketing collateral for discrepancies.

4. Legend

Registered — RERA registration number is valid and project appears on the state portal at the time of Brickplot’s last check.
Pending — promoter has indicated registration is in progress but the number is not yet verifiable on the portal. We do not recommend engaging with pending projects.
Expired — registration has lapsed. This is a serious red flag; under RERA, continued marketing without valid registration is prohibited.

5. File a RERA Complaint

If a promoter or agent has misrepresented a project, delayed possession, or deviated from sanctioned plans, you may file a complaint directly with the state RERA authority. Each portal listed above has a complaint-filing facility. Brickplot does not file complaints on your behalf, but we can point you to the right section.

6. Limits of This Disclosure

Registration status changes over time. Brickplot’s verification reflects a point-in-time check.
A RERA registration does not imply endorsement of the project’s quality, value, or likely appreciation — it only confirms legal registration.
Some state portals have inconsistent uptime; a portal error does not mean a project is unregistered.
Brickplot’s verdicts (Buy / Wait / Avoid) are independent of RERA status; a registered project may still earn an Avoid verdict for other reasons.
