RERA (Real Estate Regulatory Authority) is India’s project-by-project registration mandate. Every residential project of 500+ sqm or 8+ units must register with its state RERA. Registration is your first check before any booking — unregistered projects cannot legally advertise, cannot take >10% advance, and have zero buyer-protection recourse.

How to verify a RERA number in 30 seconds
- Go to the state RERA portal link above (match builder’s claimed state)
- Find “Registered Projects” search
- Paste the exact RERA ID the builder shared (format varies by state)
- Confirm: project name matches, builder name matches, status is “Registered” (not “Expired” or “Under Review”)
- Check the scheduled completion date and any extension filings
- Cross-check the “Approved Layout” PDF — it must show the apartment, tower, and unit you’re being sold
Red flags you’ll spot
- RERA ID doesn’t return a result: either fake, or for a different project phase
- Status “Expired”: registration lapsed; legally cannot take new bookings
- Project claims RERA but shows “Under Review”: application filed, not approved — still unregistered
- Completion date already passed: project is in delay; check extension filings and complaint volume
- Approved layout doesn’t match brochure: classic switch-and-sell
