In detail.

The Question Every Bangalore Buyer Asks

If you work in IT and have a budget of ₹80 lakh to ₹1.4 crore, the shortlist almost always comes down to two corridors: Whitefield in the east and Sarjapur Road in the south-east. Both have large employer bases, active builder pipelines and metro expansion underway. This analysis uses Brickplot data to give a direct comparison.

Employment Catchment

Whitefield is home to ITPL, Prestige Tech Park, Salarpuria Softzone and Embassy Tech Village. The total workforce within 5 km of the Whitefield Main Road spine is estimated at 2.8–3.2 lakh.

Sarjapur Road serves a triangulated employment zone — ORR parks to the north, Electronic City to the south-west. Direct on-corridor employers account for roughly 1.8 lakh jobs, but with commute advantage to three directions, effective catchment reaches 3.5–4 lakh.

Metro Status

Whitefield has had operational metro since November 2023 (Purple Line extension). This is already priced in — launch prices near Kadugodi and ITPL metro stations jumped 18–22% within 12 months of commissioning.

Sarjapur Road metro (Yellow Line, Phase 2B) is expected in late 2026 for the Iblur–Carmelaram stretch. Not priced in to the same degree, creating a window for buyers willing to tolerate a longer commute for 18–24 months.

Decision Framework

  • Buy Whitefield if: you prioritise liveability now, your employer is on the east side, or you want metro connectivity without waiting.
  • Buy Sarjapur Road if: your budget is ₹80 lakh–₹1.1 crore, you can hold 5+ years, or your employer is on ORR or Electronic City.
  • Neither, yet, if: you are buying purely for rental yield — both corridors face yield compression as prices have run ahead of rents.
