Electronic City is the lowest-entry IT suburb in Bangalore and you already have operational metro — Sarjapur still doesn’t, and won’t until the next metro phase. But EC’s upside is capped: it’s geographically landlocked, the inventory mix is dominated by 2BHK tenant-chasers, and the Infosys campus is unlikely to expand further. Sarjapur has more premium-segment upside; EC is the better rental-yield play.
