The 6 Axes — Full Breakdown
RERA Compliance
RERA compliance is the foundation. A project that isn't registered under RERA has opted out of the primary legal framework that protects buyers.
Hard Cap: A project scores a maximum of 4.9/10 without valid RERA registration. No other axis score can override it.
Builder Track Record
Past delivery behaviour is the single best predictor of future delivery behaviour. We check on-time delivery rate, RERA complaints, court cases, and financial health (debt:equity ratio).
Location Fundamentals
Employment proximity, social infrastructure, public transport, supply pipeline, and hazard zone status — all measured objectively, not from marketing claims.
Value for Money
All prices normalised to carpet area. PSF benchmarked against comparable RERA-registered projects in the same locality. Capital appreciation potential included.
Buyer Sentiment
Aggregated from MagicBricks forums, 99acres, Housing.com reviews, subreddits, and Twitter. Recency-weighted and specificity-weighted. Anonymous reviews given low weight.
Construction Progress
RERA-declared progress vs actual. Verified by site visit, satellite imagery, and construction loan NPA status. Possession date slip history is a key sub-variable.
