  4. Approved plans — built-up area, number of units, amenities should match what the brochure claims.
  5. Project timeline — the RERA-committed possession date is legally binding. Slip beyond this date triggers Section 18 rights (refund with interest).
  6. Escrow account — 70% of every buyer payment is legally required to be deposited in a project-specific escrow account. The portal lists the bank.

Section 12 (misrepresentation). If the built area, amenities, or features differ from what the brochure/website promised, you can demand compensation. Advertisement material is legally treated as part of the sale contract.

Section 19 (right to information). You have the right to demand project documentation including stage-wise construction plans, approvals, and payment schedules — the promoter cannot withhold.

Filing fees and timeline. Complaint fees vary by state (typically ₹1,000-₹5,000). Adjudicating officers resolve disputes within 60 working days by law. Appeal lies with the RERA Appellate Tribunal.
