RERA Gurugram: Registration Lookup, Verification & Buyer Rights
How to look up a project on Haryana RERA – Gurugram bench (HARERA Gurugram), verify registration IDs, check promoter details, and invoke buyer protections under the RERA Act 2016. Updated Apr 2026.
How to check RERA registration for a Gurugram project
Every residential project in Gurugram that covers more than 500 sqm of land or has 8+ apartments must be registered with Haryana RERA – Gurugram bench. No exceptions. Unregistered projects cannot legally advertise, book, or sell units.
What to check on the portal result:
- Registration status — must be “Active” (not expired, suspended, or cancelled).
- Promoter name — must exactly match the entity selling the unit to you. Shell-company mismatches are a red flag.
- Land details — survey numbers must match what the seller’s title documents reference.
- Approved plans — built-up area, number of units, amenities should match what the brochure claims.
- Project timeline — the RERA-committed possession date is legally binding. Slip beyond this date triggers Section 18 rights (refund with interest).
- Escrow account — 70% of every buyer payment is legally required to be deposited in a project-specific escrow account. The portal lists the bank.
Gurugram RERA ID format and structure
Gurugram is governed by Haryana RERA – Gurugram bench. Registration IDs follow this format: GGM/. The jurisdiction covers Gurugram district — projects outside these boundaries are governed by the respective regional RERA.
What Gurugram buyers can do when RERA rules are violated
Section 18 (refund with interest) for possession delay. If the project slips beyond the RERA-committed possession date, you can demand either (a) continuation with interest compensation for the delay, or (b) full refund of every paise paid with interest at MCLR + 2%. File a complaint on the HARERA Gurugram portal or the adjudicating officer in your zone.
Section 14(3) (5-year structural liability). Any structural defect, service defect, or workmanship issue surfacing within 5 years of handover must be rectified by the promoter free of cost. This covers leakage, plaster failure, electrical infrastructure, plumbing, elevators, and common-area construction.
Section 12 (misrepresentation). If the built area, amenities, or features differ from what the brochure/website promised, you can demand compensation. Advertisement material is legally treated as part of the sale contract.
Section 19 (right to information). You have the right to demand project documentation including stage-wise construction plans, approvals, and payment schedules — the promoter cannot withhold.
Filing fees and timeline. Complaint fees vary by state (typically ₹1,000-₹5,000). Adjudicating officers resolve disputes within 60 working days by law. Appeal lies with the RERA Appellate Tribunal.
RERA lookup is necessary but not sufficient
RERA registration confirms the project is legally authorized to sell. It does not guarantee:
- On-time delivery (builders routinely slip 6-12 months without consequence unless Section 18 is invoked)
- Construction quality (RERA checks paperwork, not concrete grades)
- Maintenance after handover (separate from RERA)
- Fair price (RERA does not regulate price)
This is why our Brickplot Score weights RERA at 20% but also weights five other signals: builder track record (15%), location (15%), value (15%), verified buyer sentiment (20%), and construction progress (15%). RERA-registered projects still fail on-time delivery — we test for that independently.
Frequently asked
How do I check RERA registration for a project in Gurugram?
Visit the HARERA Gurugram portal at https://haryanarera.gov.in/, navigate to the project-search page, and enter either the RERA registration number (format: GGM/) or the project name. The portal returns approval status, promoter details, land extent, approved buildings, and a certified layout plan.
What is the RERA registration format in Gurugram?
Gurugram projects are registered with Haryana RERA – Gurugram bench. Registration IDs follow the format GGM/. Jurisdiction covers Gurugram district.
Is RERA registration mandatory for all projects in Gurugram?
Yes — for any promoter developing real estate on land exceeding 500 sqm OR projects with 8+ apartments, RERA registration is legally mandatory under the Real Estate (Regulation and Development) Act 2016. Smaller projects (<500 sqm / <8 units) are exempt. Ongoing projects as of the cut-off date were also required to register retrospectively.
What can I do if my builder violates RERA rules in Gurugram?
You can file a complaint directly on the HARERA Gurugram portal under Section 31 of the RERA Act. For possession delays, invoke Section 18 (refund with interest). For misrepresentation or structural defects, invoke Section 14(3) (5-year liability window for structural defects). Most state RERAs have adjudicating officers who resolve disputes within 60 days.
Does RERA registration guarantee project completion in Gurugram?
No — RERA registration is a regulatory baseline, not a guarantee. It establishes a contract between buyer and builder with specific obligations and remedies. Our Brickplot Score weights RERA validity at 20% but also weights builder track record, construction progress, and verified buyer sentiment — RERA alone does not predict on-time delivery.
How do I download the RERA certificate for a project?
On the HARERA Gurugram portal project detail page, the RERA certificate is available as a downloadable PDF. Key fields to verify: promoter name (matches sale agreement), land details (survey numbers), approved plans, project timeline, commencement certificate, and bank escrow details. Cross-check all five before signing the booking form.
