First-time buyer: the 14-document checklist

TL;DR
  • 14 documents to collect before registration: 5 from seller (or builder), 5 self-prepared, 4 from loan lender.
  • This list is the minimum — state-specific additions may apply.
  • Every document has a validity period; don’t start collecting too early or too late.
  • Missing any one of these = registration will be rejected at the Sub-Registrar or loan will not disburse.

Seller / builder documents (5)

(1) Title deed / mother deed. (2) Current sale deed (from builder for new construction, from seller for resale). (3) Encumbrance certificate (30-year). (4) Approved building plan + layout. (5) Occupancy Certificate (for ready-to-move) or RERA registration (for under-construction).

Self-prepared documents (5)

(1) PAN card. (2) Aadhaar + address proof. (3) Passport-size photos (6-10 for various forms). (4) Salary slips + Form 16 for last 2-3 years (if salaried) OR ITR for last 3 years + P&L for last 2 years (if self-employed). (5) Bank statements last 6 months.

Loan lender documents (4)

(1) Sanction letter. (2) Disbursement letter. (3) Agreement to mortgage (signed in-person at Sub-Registrar or branch). (4) Property valuation report from the lender’s empanelled valuer.

FAQs

What if the seller can’t produce the mother deed?
Walk away unless they can get certified copies from the Sub-Registrar. No mother deed = broken title chain = future resale problems.
Do I need a NOC from the society for a resale flat?
Yes, in most states — society NOC confirms no maintenance dues, no transfer restrictions, and society’s consent to the sale. Budget 2-4 weeks for this.
