What Karnataka RERA covers
The Real Estate (Regulation and Development) Act 2016 is central, but enforcement sits with state authorities. Karnataka RERA regulates every residential, commercial, and mixed-use project in Karnataka where the plot is 500+ sqm OR there are 8+ apartments. Any marketing, brochure, advertisement, or booking advance collected without registration is illegal under Section 3.
The 30-second verification
Go to rera.karnataka.gov.in → Registered Projects → paste the RERA ID. Confirm: project name, promoter name, status “Registered” (not “Expired” or “Under Review”), completion date, approved layout PDF shows your tower + unit.
The five red flags
1) RERA ID returns zero results — fake or wrong ID. 2) Status “Expired” — registration lapsed, illegal to take bookings. 3) Completion date passed — builder is in delay, check extension filings. 4) Approved layout differs from brochure — classic switch-and-sell. 5) Promoter name doesn’t match the sales team — could be a sub-sale or unauthorised resale.
When to escalate
File a complaint at rera.karnataka.gov.in if the builder misrepresents registration status, refuses to show the RERA-approved layout, or the project goes 6+ months past the registered completion date without an extension filing. Complaints are adjudicated in 60 days by default.
