Getting Around

Connectivity

The commute math: metro, arterial roads, and tech parks that define pricing today.

Metro & Rail
Transit access

Yellow Line (RV Road–Bommasanda) Phase 2 opened 2025 — 5 stations inside Electronic City Phase 1 & 2, direct to Majestic in ~55 min.

Road Network
Arterial routes

NICE Road expressway (direct to Mysore Road and Tumkur Road without CBD traffic), Hosur Road NH-44, Bommanahalli flyover — the connectivity backbone is real but Silk Board bottleneck still ugly.

Tech Parks
Employment anchors

Infosys campus (120+ acres), Wipro, TCS, Tata Consultancy Services, HCL, HP, Siemens — ~170K headcount inside the ELCITA industrial township itself, plus outer cluster.

Social Infrastructure

Schools, hospitals, malls within 5 km

Named anchors drive rent and resale premiums. Distances are straight-line estimates, not drive time.

Comparison Snippet

Electronic City vs Sarjapur Road

Brickplot Opinion

Which wins in 2026?

Electronic City is the lowest-entry IT suburb in Bangalore and you already have operational metro — Sarjapur still doesn’t, and won’t until the next metro phase. But EC’s upside is capped: it’s geographically landlocked, the inventory mix is dominated by 2BHK tenant-chasers, and the Infosys campus is unlikely to expand further. Sarjapur has more premium-segment upside; EC is the better rental-yield play.

Frequently asked

What’s the Khata situation in Electronic City?

Electronic City is within the ELCITA industrial township plus adjacent panchayat villages — Khata here splits between Anekal Taluk Panchayat and BBMP depending on exact plot. Always verify which authority issued the Khata; financing and resale are materially smoother with BBMP-A Khata.

How clean are BBMP approvals here?

Approval risk is higher than average here because many projects sit on converted agricultural land (DC conversion) in Anekal Taluk. BBMP plan-sanction projects are the minority — don’t assume BBMP approval; read the sanction letter’s issuing authority.

Are most projects here RERA-registered?

~88% of active Electronic City projects are RERA-registered. The gap is mostly smaller builders on DC-converted plots in Bommasandra and Jigani who fall outside the 8-unit / 500-sqm RERA trigger; for anything 30+ units, RERA is near-universal.
