- Shankarpally / Mokila (West) — HMDA-notified, IT-corridor overflow, priced similar to Tellapur 3 years ago.
- Tukkuguda / Adibatla (South-east) — Pharma City + TCS SEZ pull, mostly HMDA.
- Shamshabad / Kothur (South) — airport proximity, HMDA mixed with DTCP.
- Yadadri / Bhongir (East) — DTCP Telangana, lower prices, higher execution risk.

- Lake FTL + 30 m buffer overlay (download from Telangana State Irrigation Dept if developer won't share)
- TS-bPASS permission ≠ layout sanction
- Gram-panchayat "approval" is not a planning approval under HMDA regulations
- Pass-through of acquisition corridor (RRR, proposed Pharma City haul roads)
