QPR stands for Quarterly Progress Report. Under RERA 2016, every registered residential project must file a progress report every quarter on the state RERA portal — declaring percentage of work completed, current construction phase (excavation, foundation, superstructure, finishing), expected possession date, and any deviations from the original plan. QPRs are public records and form the most reliable source of construction-progress data for Indian real estate.

Brickplot scrapes every state RERA portal that exposes QPR data (Karnataka and Maharashtra are most mature; Telangana, Tamil Nadu, Haryana, and UP are partial) and writes three meta fields per project: completion percent, build phase, and the QPR filing date. The Construction & Delivery Risk axis of our 11-axis score is driven primarily by QPR slippage — projects that have not filed a QPR in over 90 days, or whose stated completion does not match satellite imagery, take a score hit.

A phase prefixed with "Overdue" means the builder is past the QPR-declared milestone date for that phase. For example, "Overdue Finishing" means finishing work was supposed to be complete by a prior quarter but is still showing as in-progress. Overdue phases trigger an automatic flag on the project page and feed into the Construction & Delivery Risk axis. Builders with three consecutive overdue QPRs typically see a multi-point score drop.

Not every state RERA portal exposes machine-readable QPR data. Maharashtra (MahaRERA) and Karnataka (KA-RERA) publish structured QPRs we can scrape reliably. Telangana, Tamil Nadu, Haryana, and UP portals are partial — many require manual lookup. Where QPR data is not available, we mark the field as null rather than guess. Projects without a QPR filing in the last 12 months are flagged on their individual project page.

Visit your state RERA portal: rera.karnataka.gov.in (Karnataka), maharera.maharashtra.gov.in (Maharashtra), rera.telangana.gov.in (Telangana), rera.tn.gov.in (Tamil Nadu), hrera.gov.in (Haryana), or up-rera.in (UP). Search by project name or RERA number. Open the project detail and navigate to the Quarterly Progress section. Each filed QPR is timestamped with quarter and year. Cross-reference with on-ground photos — a 60 percent claim with a bare foundation is a red flag.

Brickplot flags a project as behind schedule when completion is below 30 percent AND the project carries an Overdue phase marker, or when no QPR has been filed in over 90 days. Both conditions independently feed into the Construction & Delivery Risk axis. We do not assume a project is behind schedule purely from a low percent — early-stage projects start at low percentages by definition. The combination of low percent plus an Overdue phase is the reliable signal.
